UNECCESSARY ROOF REPLACEMENT

Many roofs are replaced due to the way they look. This is not because of the loss of functionality. Many of the roofs replaced didn’t need to be replaced, only cleaned. Just as mold and mildew can grow on your vinyl siding, wind-blown algae can land and grow on your roof. Replacing your roof because of this algae is a costly mistake. Some people don’t know what these black streaks are, saying it’s the asphalt showing through the shingles or that it’s water stains.

Some contractors may know it’s algae but tell you it can’t be cleaned without damaging the shingles. In either case, they may tell you that your roof needs to be replaced. This is not true if your shingles are still in good shape. The algae can be killed and removed without damaging the shingles by using a low pressure chemical application recommended by shingle manufacturers. Never use pressure washing on an asphalt shingle roof! Doing so will blow granules off the shingles and lessen the longevity of your roof.

HOUSTON ROOF CLEANING

Humidity in Houston causes roof stains in Houston which are caused by algae called Gloeocapsa Magma. All it takes is for one algae spore to land on your shingle and it will continue to multiply and spread. Its growth is fed by the limestone filler in the shingles and moisture. In years past, the algae simply didn’t have a food source. This changed with the introduction of fiberglass shingles during the past 20 years. The fiberglass shingles made today contain massive amounts of food that the algae loves to eat, that food being limestone. How in the world does limestone get into fiberglass shingles you might ask? It’s simple. The limestone is added to the asphalt mixture as a filler or thickener. Years ago, this was not necessary, as an organic felt mat was used as the base for the shingles. This mat was saturated with asphalt and then coated with granules. Granules are tough, dense, ceramic-coated rock which protects the roof from the sunlight and weather. Because of the absorptive qualities of the mat, it was able to soak up enough asphalt to give the finished shingle sufficient weight. Well, about 20 years ago, this rag market dried up because of the widespread introduction of synthetic textiles, such as nylon and polyester. The shingle manufacturers scrambled and decided to use fiberglass as a mat. However, a problem quickly arose. The thin fiberglass mat didn’t absorb asphalt like the old organic mat. Something had to be added to the asphalt to increase the weight of the shingle. They decided to use limestone which is plentiful and cheap. The best method to safely clean a roof without damage is a low pressure chemical application. The main culprit of roof cleaning damage is high pressure. A typical pressure washer is around 3000 psi. Using that kind of pressure will damage the roof and lead to excessive granule loss and will ultimately lead to premature roof replacement.
